ADU Before & After in Torrance, CA

Talk is cheap in construction. Photos are not. Below you’ll find real transformations from ADU jobs around Torrance, the kind of work we do every week. Some started as garages stuffed with Christmas decorations. Others were side yards full of weeds and dead grass. Every single one ended with a permitted, finished living space that rents or houses family. We show the work because the work is the proof.

Recent Transformations

Detached Garage to One-Bedroom ADU in Old Torrance

Contractor with blueprints inspecting a new residential room addition project.
Before: 1940s detached garage with cracked slab. After: 480 sq ft one-bedroom ADU with James Hardie siding. Old Torrance, Torrance CA.

The 1940s garage had a slab that sloped toward the alley and framing that was holding on by habit. We demoed to the studs, poured a new foundation with proper drainage, and framed a one-bedroom unit with a full bath and kitchenette. The owner’s son lives in it now and pays rent that covers most of the mortgage. He gets his own address, his folks get help with the bills, and nobody has to share a bathroom.

Side Yard ADU on a 50-Foot Lot in Seaside Ranchos

Contractors reviewing construction blueprints and site maps for a room addition.
Before: Overgrown side yard, 8 ft from fence to house. After: 650 sq ft two-bedroom ADU. Seaside Ranchos, Torrance CA.

This lot was 50 feet wide, which left a strip of side yard doing nothing except growing weeds. We filed for a setback variance, which is the city’s written permission to build closer to the property line than the standard rule allows. Torrance granted it. The result is a 650-square-foot two-bedroom unit that rents for $2,800 a month. The owner had never considered the side yard usable space. It is now the best-performing square footage on the property.

Prefab ADU Installation on a Downhill Lot in Southwood

Contractor installing plywood sheathing on residential room addition frame.
Before: Steep dirt slope against the rear property line. After: Modular ADU from Abodu set on piers, deck added. Southwood, Torrance CA.

The backyard dropped four feet over thirty feet of run, which makes a traditional slab foundation expensive and slow. We brought in a prefab unit from Abodu, set it on a pier foundation, and built a small deck off the entry. From bare slope to finished studio in under four months. The owner wanted it for an aging parent who could no longer handle stairs in the main house. She now lives fifty feet from the back door, on one level, with her own kitchen.

Attached Addition Became a Junior ADU in North Torrance

Contractor installing mini-split HVAC system on exterior wall during home renovation
Before: Unused attached den with no kitchen and a door to nowhere. After: 390 sq ft junior ADU with kitchenette and private entry. North Torrance, Torrance CA.

A 390-square-foot den sat at the back of the house, used as a storage room for nine years. We cut a new exterior door, added a small kitchenette, and converted the adjacent half-bath into a full bath with a stacked washer-dryer. Because the space already existed under the main roof, the permit path was faster than a ground-up build. The owner now rents it to a nurse at Torrance Memorial. The rent started three weeks after we finished.

Garage Conversion with Street-Facing Entry in Walteria

Contractor applying spray foam insulation to a garage conversion wall base
Before: Attached two-car garage with roll-up door facing the street. After: Studio ADU with its own front door, painted to match the main house. Walteria, Torrance CA.

The garage faced the street, which actually helped. We removed the roll-up door, framed in a real front door and a window, and insulated the whole envelope. The finished studio has its own address look, its own path from the sidewalk, and no shared walls with the main house except the original garage wall, which we sound-battened. The owner’s daughter lives there while finishing school at El Camino College. When she moves out, it becomes a rental.

Backyard Studio Upfit from a Tuff Shed Shell in West Torrance

Contractors installing steel wall framing for a professional garage conversion project
Before: Empty 10×16 Tuff Shed shell on a gravel pad. After: Finished 160 sq ft studio with heat, electric, and a bathroom. West Torrance, Torrance CA.

The owner had a Tuff Shed shell sitting on a gravel pad, used for yard tools and a broken treadmill. We ran electrical, added insulation and drywall, put in a mini-split for heat and cooling, and framed a small bathroom at one end. All of it permitted, which matters with a structure that was never meant to be lived in. The finished unit now houses a college student who pays $1,500 a month. Not bad for a building that used to store rakes.
